What to look out for when evaluating a service
The media would have you believe that any service offering help with your mortgage outside a government agency is looking to swindle desperate home owners. Why? Well we all know too well that the media loves to sensationalize a scandle but never a success. Yes, like all industries their are bad players but the majority of them are doing good by the homeowner. Part of what iHomesavers does is put you in touch with reputable companies. However, as you do your research here are a few red flags to identify the bad.

Company claims they can stop or delay foreclosure.
Although that is clearly the goal of any foreclosure prevention service, there should be no claim that they can stop or delay foreclosures 100% of the time, or with a simple call to their "connections". Some companies will make it sound like it is a done deal so long as you sign on the dotted line. Do not believe it.

Money Back Guarantee.
Do any of us really trust guarantees these days? Many companies will claim to have a money back guarantee; if they can't help you they will refund your fees. Be very skeptical of these guarantees. Some companies will hold your money, claim that yours is a done deal, and then a day before foreclosure they call and say everything fell through. You're now stuck with whatever high priced option they come up with. Time is your most important tool, so do not let a company take your money and drag out the process for weeks on end. Set your own timeline to have a signed deal from YOUR LENDER well in advance of your foreclosure date.

Company has no phone number or physical address.
One quick way to identify that you are dealing with a suspicious company is to evaluate their website. If they have "ad only pages", a lack of content, no website terms of use, or privacy policy - Leave. If they have no physical address or phone number leave.

A respectable service should ask for a nominal fee to start their service with final payments being paid after all services have been performed.

Check out companies before you do business with them
Before you use any service be sure to check with the FTC at http://www.ftc.gov and your local BBB http://www.bbbonline.com.

Be aware that one tactic used by bad companies is to use a similar name of a well known, good company. Another unfortunate tactic is for a bad company to go to ""consumer complaint forums" and file a great number of false complaints. This is intentional slander, but it is difficult to stop. If you are reading a consumer complaint forum, double check to see how easy it is to post a complaint. If complaints can be filed without any verification then it is likely the site is full of false complaints. Again, the BBB or a local chamber of commerce is the best choice to review valid consumer feedback on a company.
